- Make it a point not to run appliances that use water when you are not at home (washing machines and dishwashers for instance). Leaking connection hoses and burst pipes are usually the culprits in home floods. A washing machine can discharge up to 500 gallons an hour! If there is a problem at least if you are home you can shut the water valves and stop the flooding.
- Check your clothes washing machine hoses at least twice a year and replace them at least every 5 years. Plumbers report these hoses as the top problem in home flooding. Use metal-braided supply line hoses because they tend to hold up better in the long run.
- Make a visual inspection under sinks, around toilets, and in showers at least three times a year. Under sinks you are looking for evidence of moisture, slow leaks, or the smell or appearance of mold or mildew, which would indicate a leak. Be on the lookout for worn supply line hoses for sinks and toilets, and cracks in porcelain on toilets. Check the seal around the bottom of toilets and caulking around bathtubs to make sure they are in tact.
